Job Description

ESSENTIAL FUNCTIONS/TASKS:

 

Operating Skills:

• Excellent public and tenant relation skills with proven negotiating and creative leasing skills.

• Ability to specify, bid, coordinate and supervise remodel of tenant improvement projects with contractors.

• Knowledge of blue prints and drawings

• Maintain communication with market area Brokers and industry professionals.

 

Management Skills:

• Decisive in making decisions and following through to resolution.

• Ability to effectively present ideas, studies and reports.

• Self-motivated, with ability to demonstrate initiative and prioritize tasks.

• Possess positive attitude, dedication and sense of loyalty.

 

Management:

• Prepare and review with the CEO a monthly operating status report to include:

- Construction, leasing status

- Budgets, significant variances to operating budgets, capitol and tenant improvements

 

Development Activities:

• Review and critique of existing and future development plans

• Work with contractors to complete Tenant Improvements on each property.

- Oversee all store remodels

- Coordinate construction/planning meetings

 

Leasing Activities:

• Develop an in-depth working knowledge of the assigned properties.

• Review and analyze properties with CEO to assist in development of leasing plans.

• Understand the budget as related to leasing for assigned properties, i.e. tenant improvement allowances, operating expenses, projected income, etc.

• Understand the goals and objectives of each assigned property and implement the associated leasing guidelines.

• Monitor all lease expirations dates, option to extend dates. Prepare for lease renewals in coordination with CEO.

• Monitor the timely flow of lease documents related to assigned properties, through full signature and delivery of documents.

• Coordinate tenant move-in with property manager as needed.

• Attend and participate in staff meetings, operations meetings and marketing meetings.

• Specific duties will vary from time to time and responsibilities may be added or removed at any time.

• Review lease language issues with staff and counsel to finalize and close approved deals.

• Work with CEO to negotiate leases from LOI to execution.


Additional Tasks:

• Work on any additional projects as designated by the CEO.

• Establish and maintain key relationships with brokers and landlords.

 

 

 

Job Requirements

EDUCATION, EXPERIENCE, TRAINING/SKILLS REQUIRED:

• Minimum 2 years experience in Leasing of commercial real estate (industrial, office and/or retail)

• Experience in preparation of proposals, lease documents, lease negotiations and lease administration.

• Effective written and verbal communication skills.

• Ability to plan, execute and supervise projects.

• Proficient word processing, basic accounting software, and spreadsheet applications (MS Word and Excel).



LICENSE/CERTIFICATION REQUIRED:

• Valid Idaho driver license with good driving record.

• Licensed and registered automobile.
